During construction I act as both Contract Administrator and Quality Assurer. I manage the contract between you and the builder to ensure work runs smoothly on-site. My usual tasks during this phase are:

  • Conduct regular site meetings.
  • Answer questions from the builder .
  • Provide additional drawings and information, including set-out plans and construction details to ensure the final quality matches the intent.
  • Review technical sub-contractor information (shop drawings) to ensure trades meet expectations.
  • Communicate with suppliers to ensure products and materials as specified are available when required.
  • Inspect the work for quality and compliance.
  • Ensure regulatory inspections take place and are recorded.
  • Manage contractual protocols for time, money, and process.
  • Issue monthly progress claims for work completed.
  • Issue contractual completion certificates.
  • Manage and monitor any defects after completion.


While that may sound like a lot, it simply reflects the day-to-day administration of a construction project. Architects are specifically trained to administer building contracts whilst simultaneously overseeing the execution of the build. Builders appreciate it too —  they know I am readily available to resolve questions on-site, giving them the support they need to deliver their best work.
