The reality is that no two projects are same. I will work with you to establish your budget, which is composed of two numbers:

The total construction cost (TCC) is exclusive of GST and includes all the designed, scheduled, and specified components that form your construction project. In short it is the figure in a building contract that a builder charges to construct your project.

The total project cost (TPC) is inclusive of GST and encompasses the total construction cost plus the associated expenses required to complete the project. This includes: professional fees for architects and specialist consultants, planning permits, building permits, authority charges, contingencies, property holding costs, rent, and any loose furniture or soft furnishings. These amounts can vary greatly, but are typically 20% on top of the total construction cost.

My role is to help you establish both these numbers so your project is realistic from day one.
